It depends on how are you going to repay the loan. If you do not want to pay a penny for 20y, $125k is equivalent to annual interest 7%. You should payat least annual interest at the end of each year to avoid compounding. For the same interest rate, pay $35k x 7% interest , or $2450, at the end of each year, your total payment would be $35,000 + $2,450*20 = $84,000
Think in another way: If you do not have $35,000 now, what makes you so sure that you will have $125,000 20 years later?
